Pea Ridge development guide

How many homes and apartments are proposed?

The latest reviewed materials describe a residential program that could authorize approximately 71 dwelling units, plus one residence associated with the farm area. Exact final counts should be confirmed in the legally binding application and approval documents.

Approximate residential program

The reviewed proposal describes approximately 17 detached homes, 25 terraced homes, and up to 28 apartments or live/work units. A farm-manager or caretaker residence is also shown in the agricultural area.

The total should be evaluated together with ground-floor commercial space, commercial farming, private streets, parking, open space, and stormwater facilities on roughly 10 acres.

Why maximum authorization matters

Zoning decisions should be evaluated using the maximum development legally authorized by the PZD, not only a conceptual illustration or an initial construction phase.

Residents are asking for one consistent maximum unit count, clear planning-area acreage, binding site plans, and a defined public-review process for future changes.

How the July 20 plan changed

The July 20 concept removed the earlier townhome area and replaced it with ground-floor commercial space and one residential story above. Detached-home lots and the internal layout were also revised.
